The mantra “location, location, location” is often repeated, and for good reason. The significance of location cannot be overstated when it comes to determining property value. A property’s location encompasses various factors that influence desirability, convenience, and potential for growth.

Often times, I work with buyers who only look at the house and the bells and whistles, especially if it is new construction. New construction can sometimes distract buyers from evaluating other important factors such as location or a quirky layout. Afterall, the new construction home isn’t going to be new when the buyer goes to sell down the road.  You can always update a house but you can never change location.

Factors Affecting Property Value

Accessibility and Proximity to Amenities: distance to schools, NYC train, shopping centers, and recreational facilities greatly influences property value. Locations with easy access to transportation hubs, major roads, and public transit systems are particularly sought after. A convenient location reduces commuting time and enhances the overall quality of life, making properties in such areas highly desirable. In NW Bergen County, we have train stations in almost every town and being able to jump on a train to NYC, whether it is for work or to see a Broadway show, is a big benefit. 

Neighborhood and Community: The quality of the neighborhood and community plays a vital role in determining property value. Factors such as low crime rates, well-maintained infrastructure, cleanliness, and access to parks and green spaces contribute to a positive living environment. Homes in safe, attractive, and close-knit communities tend to have higher values due to the appeal they hold for families and individuals alike.

Schools and Education: good schools is a significant factor for families and often leads to increased demand for properties in those areas. Quality education is a top priority for parents, and being within the catchment area of renowned schools can significantly boost property values. Some school districts might have exceptional programs for special needs or gifted students. It is important to call the school district for information as school reports on and other sites don’t always give an accurate depiction of a school’s strengths.

Employment Opportunities: The availability of job opportunities in a specific location has a direct impact on property value. Areas with a thriving job market, major corporations, and access to business centers tend to attract professionals, thereby driving up demand for housing. Such locations offer not only employment prospects but also the convenience of shorter commutes.

When it comes to real estate, the location of a property is an influential factor in determining its value. Accessibility, proximity to amenities, neighborhood quality, educational opportunities, and employment prospects all contribute to the desirability and marketability of a location.
